Guidelines of second homes location in Spanish urban population: social demographic and territorial analysis

The possession of second homes in Spain has turned habitual and suggests a certain territorial complexity of the residential functions. Diverse studies have demonstrated the interactions between housing characteristics, those related to the habitual residences and the possession of second homes. Generally they have concluded that the main explanatory factors are, on one hand, a dense and compact habitat, and by other hand, the socioeconomic status of secondary residence users. Nevertheless, the guideline of location of this type of housing and its interaction with homes characteristics seems to be a less treated subject. The aim of this study is to examine the guidelines of the second homes location within the year 2001 throughout the great Spanish cities. Therefore, this paper explores how the socio-demographic and territorial characteristics influence on second homes location. In order to obtain this purpose, diverse statistical models (for example, the multinomial logistic regression) are used to determine if certain characteristics, as the professional situation, socioeconomic category or geographic origin of its members, influence the second homes location into the same habitual residence municipality or into some other province. Individual information from the last Census data (2001), the first one to provide questions about second homes possession and location, will be used. Second homes analysis and its social demographics characteristics hope to offer interesting conclusions in order to understand the secondary residence functions in Spain.
